Additional Information:

• Pool Heating: On-demand pool heating is available for an additional fee. Please inquire for details.
• Guest Requirements: Minimum age of the responsible renter is 28. Pets are subject to approval and additional fees apply (no cats allowed, please inquire with pet details before booking). Absolutely no smoking inside the villa.
• Cancellation Policy: Our cancellation policy is a 100% refund for cancelations at least 90 days in advance. 50% refund for cancellations at least 60 days in advance. If the guest cancels less than 60 days in advance, the nights not spent are not refunded. If the guest arrives and decides to leave early, the nights not spent are not refunded. Cleaning fee refund only for cancellations within 60 days to arrival.
• RentSpree Application: Required for stays of 28 nights or more.
• Housekeeping: Weekly housekeeping service is not provided but can be added upon request.
• Pool Maintenance: We work with top pool cleaners, but desert winds can affect pool cleanliness. Please report any issues, and we'll address them promptly.
• Desert Conditions: The desert has extreme temperatures, including sustained daytime temperatures of over 100 degrees. With such high temperatures, ACs can struggle to cool homes by more than 25 degrees. Boatman bugs are common in pools with biologically safe water. If food is left out, ants will come, and if doors are left open, flies will come. These are a part of life in the desert and not grounds for a refund.

On-Demand Heating:

• Our pool heating system operates on an on-demand basis, meaning it will only be heated when in use or when guests are staying.
• The pool heats up at a rate of approximately 3 degrees per hour.
• Please keep in mind that pool temperatures can drop into the 60s during the winter months.

Heating Costs:

• October through May:
  • Pool Heating: $200/day if paid upfront for the entire stay or $250/day if paid daily.
  • Spa Heating: $75/day if paid upfront for the entire stay or $125/day if paid daily.

• To confirm your reservation and verify your identity, we kindly ask you to submit a selfie of yourself holding a copy of your ID. This helps us ensure that you are the person making the reservation.
• The minimum age to book is 25.
• Rentspree application required for reservations of 28 nights or more and be approved based on the report by the owner.
• All homes are equipped with NoiseAware, a third-party partner. This system monitors the level of noise within the home to help us comply with Good Neighbor policies. This system does not record anything in the home – it only measures the volume of noise.
• Please be courteous when using the towels and linens. Excessive stains may incur additional charges for replacement.
• Pets are subject to the owners approval and additional fees apply. Please inquire with the age, weight, and breed of your pet and we will let you know the associated pet fee if approved. Please note there will be a $500 fee if a pet is brought to the home without paying the pet fee. If your pet is approved, it cannot be left unattended in the unit.
• Lastly, you will be asked to sign a Rental Agreement after booking.

Everyday Luxury Vacation Rentals — House Rules
We’re delighted to host you! Please follow these guidelines to help keep the home comfortable and welcoming for everyone. Rules relating to pools, spas, grills, pets, and shared facilities apply only where available. Your listing and check-in instructions provide property-specific details.

• Air conditioning: Keep the thermostat at 70°F or above. Lower settings can cause the cooling coils to freeze and interrupt cooling. Keep exterior doors and windows closed while the AC is running to help it operate effectively.
• Respect our neighbors: Keep music, conversations, and outdoor activities at a considerate volume, particularly around patios, balconies, pools, and shared spaces.
• Quiet hours: Observe quiet hours from 10:00 p.m. to 8:00 a.m., local time. Some properties or communities begin quiet hours at 9:30 p.m.; follow the hours stated in your property’s instructions. No amplified outdoor music during quiet hours.
• Guests and gatherings: Stay within the occupancy limit shown in the listing. Contact us in advance about additional visitors. Parties and events are not permitted without written approval and must comply with property and booking-platform requirements.
• Gas grills and BBQs: Many grills have a gas timer. Review the operating instructions before use, never leave a lit grill unattended, and turn off the grill and gas supply afterward. Allow it to cool before replacing the cover.
• Pool and spa safety: Walk carefully around wet surfaces, supervise children closely, and keep glass out of the pool and spa area. Follow posted instructions and do not alter pool equipment, controls, or safety devices.
• Pool heating and amenity fees: Pool heating, spa use, and certain amenities may require advance arrangements and additional fees, as disclosed in the listing. Please confirm arrangements with us before use.
• Trash and recycling: Place bagged trash in the designated bins and follow the recycling instructions. If your property uses a dumpster, please take bagged trash there before checkout as directed. Do not leave trash outside the designated containers.
• Smoking and vaping: Follow the smoking policy stated in the listing. Where outdoor smoking is permitted, use the designated area and dispose of smoking materials safely.
• Pets: Bring pets only where permitted by the listing and approved in advance. Follow the property’s pet requirements, clean up after them, and keep them under your control.
• Parking: Use designated parking spaces and observe any vehicle limits. Do not block neighboring driveways, sidewalks, fire lanes, or community access.
• Care for the home: Treat furnishings and amenities with care. Please return any moved items to their original places before departure. Only flush toilet paper, and keep grease and food scraps out of drains.
• Report issues promptly: Let us know about damage, maintenance concerns, or anything unsafe as soon as possible so we can help. Please do not attempt equipment repairs.
• Security: Lock doors and windows when leaving, and keep entry codes within your reservation party.
• Checkout: Follow the checkout time and instructions provided for your property. Dispose of trash as directed and check carefully for personal belongings.

Lost & Found Return Policy
We are happy to assist with returning items left behind. A $100 refundable deposit is required before shipment is arranged. After the item is prepared and shipped, a $35 handling fee and the actual shipping charges will be deducted from the deposit, with the remaining balance refunded to the original payment method.
Please note that return requests are subject to item recovery and availability. We are not responsible for carrier delays, loss, or damage once the package has been shipped.
